First and foremost, put yourself in the buyer's shoes. When you go out and look at homes, what are you looking for? Are you hoping to find your kids toys all over the place and no room for walking to the backyard because of all the couches? Or are you hoping to see a neat and comfortable space that is good for hospitality and for your family?

How you prepare your home is going to make the world of a difference when it comes to selling it to another person or family. While you want to help them see that it can be a home and not just a house, you also want to remember to leave them room for imagination on how it might become their home soon. One of the ways you can accomplish this is by making your house appear to have more space. Packing up unnecessary items will not only help you move out faster later on, but it will assist in the way your home looks to outsiders who don't know your family. By getting rid of that old couch that looks like it was from your grandparent's house, or the one with spilled juice stains all over it will help a lot. While you want them to see your home, you also want to make sure it is staged in such a way that they can picture themselves sitting on that couch near the window with a book on a rainy Saturday morning rather than being disgusted at the stain marks. The better feel that buyers have when walking through the house, the more likely of a chance you will receive asking price for the property, as well.

Along with removing unnecessary items, de-cluttering your home will make a difference as well. Even factors that you wouldn't think matter, such as your closet or your countertops, they very much do! Clean out old clothing form your closet that make it look over crowed, by presenting a neat set up will help make the space look more usable and overall bigger. Remove random knickknacks from around the house as well. While they may be sentimental to you, you don't want anyone to feel uncomfortable or weird by what you may have on display. Consider taking the time to organize your hallway cabinets and kitchen cabinets because people will look inside to get an idea of space for their personal goods.

Another tip to consider is to de-personalize the home. While you can leave a picture here and there to give the buyers an idea of how the space can look, you don't want to overwhelm them with the hallway that has every picture of your five children since the day they were born. There is a difference between adding a homey touch and overwhelming the visitors. Lastly, don't forget to clean! Having a clean and presentable home is the number one priority when selling a house. If there are cobwebs in the ceilings or hair balls on the floor, this will detract people from wanting to enter the home. Do whatever you can to make the house feel welcoming and presentable to potential buyers.
